Getting started
When you subscribe, Celia sends you a WhatsApp message to walk you through setup. The onboarding takes about 3 minutes and covers two things: setting your name and adding your first listing.
Celia will ask what name to use when introducing itself to buyers. If your name is David, Celia will say "I'm David's assistant" to every buyer who messages you.
After onboarding, your buyers are covered 24/7. Celia responds to every enquiry instantly โ whether it's 2pm or 2am.
Managing your listings
Celia needs to know your active listings so it can answer buyer enquiries accurately. You manage listings entirely through WhatsApp โ no portal or dashboard needed.
How Celia handles buyers
When a buyer messages your WhatsApp โ whether from PropertyGuru, 99.co, or directly โ Celia responds instantly and follows a structured qualification flow.
Celia qualifies every lead by asking about intent, nationality, existing property ownership, budget, and timeline. You receive a morning briefing each day showing which leads are hot, warm, or cold.
Taking over a conversation
If you want to handle a buyer conversation personally, simply reply to them directly from your WhatsApp. Celia automatically detects that you have stepped in and goes silent for 2 hours.
After 2 hours of no activity from you, Celia automatically resumes handling that conversation. Every time you send a message, the 2-hour timer resets โ so as long as you keep the conversation going, Celia stays silent.
Generating listing content
Describe any property to Celia and it will generate three pieces of content instantly: a PropertyGuru listing description, an Instagram caption, and a WhatsApp broadcast message.
Celia will respond with all three pieces of content, CEA-compliant and ready to use. You can ask it to adjust tone, shorten, or change any detail.

Ask Celia any property question and get an accurate answer in seconds โ even mid-client-call.

Morning briefing
Every morning at 7:30am, Celia sends you a WhatsApp summary of your leads categorised into three groups:
HOT โ messaged in the last 24 hours. These are your priority calls for the day.
WARM โ last active 1 to 3 days ago. Follow up today before they go cold.
COLD โ last active 3 to 7 days ago. Celia will send them an automated follow-up today.
Automated follow-ups
Celia automatically follows up with leads that have gone quiet. You never need to manually chase cold leads again.

If a cold lead replies at any point, they are automatically moved back to HOT status and appear in your next morning briefing.
Co-broke detection
Every new number that messages you is automatically checked against the CEA Public Register. If the number belongs to a licensed property agent, Celia alerts you immediately instead of treating them as a buyer lead.
This prevents you from sharing your full listing brochure and floor plans with a competitor who is fishing for marketing materials.
